Yes — several lenders including Halifax, NatWest and Accord will calculate your affordability using your annualised day rate without requiring SA302s or company accounts. The standard calculation is: day rate x 5 days x 46 weeks, then multiplied by the lender’s income multiple (typically 4.5 to 5.5 times). As a specialist contractor broker, we know which lenders use this method and which do not.
Yes, your IR35 status affects how lenders assess your income. Outside IR35 contractors working through a limited company can often borrow more, as lenders can use the full contract value. Inside IR35 contractors are assessed on PAYE income, which may reduce affordability with some lenders — but others are flexible. Umbrella workers are assessed on net pay. We advise on all three structures.
In some cases, yes. Lenders including Aldermore, Bank of Ireland Bespoke and Hodge Bank will consider day-one contractors, particularly if you have a strong employment history in the same sector. Halifax requires two years in the same profession for first-time contractors. We assess your specific situation and identify which lenders give you the best chance.
Short gaps of four to six weeks are generally accepted by most contractor-friendly lenders. Longer gaps may require explanation, but are not automatically disqualifying — particularly if you have a strong contract history and have returned to work. We package your application to explain gaps clearly and present your case in the best light.
