How much can I borrow? day rate calculator

The most important calculator for most contractors. Enter your day rate and working weeks, and we show you what contractor-friendly lenders at three tiers conservative, standard and specialist would typically offer.

The conservative figure reflects lenders using standard 4x income multiples. The standard figure reflects specialist contractor lenders using 4.5x day rate annualisation. The specialist figure reflects the best-case outcome with professional mortgage lenders or enhanced multiples, up to 5.5x.

These are indicative ranges. The precise figure depends on your credit profile, existing commitments, deposit size and the specific lender. Speak to an adviser to turn an indicative figure into a confirmed mortgage in principle.

Mortgage repayment calculator

Stamp duty calculator

Stamp Duty Land Tax (SDLT) in England and Northern Ireland, Land and Buildings Transaction Tax (LBTT) in Scotland, and Land Transaction Tax (LTT) in Wales are all calculated differently. Our stamp duty calculator covers all three jurisdictions and includes the 3% additional dwellings surcharge for second home and buy to let purchases.

Remember that from April 2025, the stamp duty thresholds for first-time buyers and standard residential purchases returned to their previous levels following the temporary increases introduced in 2022. Our calculator reflects current thresholds.

LTV calculator

Loan to value — the mortgage amount as a percentage of the property value — determines which products you can access and at what rate. Lower LTV means lower risk for the lender, which typically means better rates for you.

Understanding your LTV is particularly important for remortgage decisions. If your property has increased in value since purchase, your LTV may have fallen significantly, opening up better rate bands. Our LTV calculator works for both purchase and remortgage scenarios.

Rental yield calculator

For buy to let investors, rental yield is a key measure of a property’s income potential. Gross yield is the annual rent as a percentage of the purchase price. Net yield accounts for voids, management fees, maintenance and other costs.

Our rental yield calculator shows both gross and net yield based on your inputs, helping you compare investment properties on a consistent basis. Most BTL lenders require a minimum rental income coverage ratio — typically 125% to 145% of the monthly mortgage payment — which our calculator also shows.
